Sunny Central Square apartment

tl;dr: one or two large bedrooms available for rent in Central Square for $933/m plus utilities. Your housemates: an MIT master's student and (until the second room is filled) an MIT PhD student. One bedroom is available starting June 7 (earlier the... better!) and the other around mid-August (but no later than the end of the month).

Hello! We are seeking 2 housemates to fill open rooms in a sunny Central Square apartment.

The apartment is located on a quiet private street right behind Life Alive in Central Square (18 min walk to Harvard and MIT; <5 min walk to Central T station, H-Mart, Whole Foods). It is spacious and well-lit, with all the amenities (new dishwasher and fridge, gas range, microwave, etc). Washer/dryer in basement, subject to some time/day restrictions by the landlady, who lives downstairs with her sons. There are three bedrooms alongside a bathroom, foyer, kitchen, living room, plus a shared library / reading room / flexible space.

The rent for a room is $933 a month ($2800 for all three rooms, split evenly among us). This well-below-market rate is the result of longstanding good-relationships with the aforementioned landlady, who strongly prefers quiet, respectful, responsible types who aren't going to make a lot of noise right above her head. No smoking or pets are permitted. Utilities (gas, electricity, internet) vary on the season but typically range from $100-150 pp/month. There is Cambridge resident street parking available on the street and nearby. First month + security required upon move in.

There are two rooms available on slightly different timelines:

1) The first room becomes available starting June 7; current resident moves out in May and the landlady needs a week to inspect it; move-in close to that date preferred.

2) The second room becomes available in August, 8/7/26 at the earliest and the end of the month at the latest.

The most important thing for us is to have the right person/people for the mix of the house, and if you are the right person, we can be flexible with both rooms on dates.

Bedroom 1
Available starting June 7, move-in around that time preferred
~190 ft2, two south-facing and two north-facing windows
Comes with desk and dresser if desired; bed frame, wardrobe, some smaller furniture for sale

Bedroom 2
Available for move-in any time between 8/18 and 9/1, with potential flexibility to move in a couple days before 8/18
~130 ft2 + closet, one south-facing and two west-facing windows

Some characteristics that have made good housemates for us (and the landlady) in the past:

Considerate-forward: you are the kind of person who takes the needs of housemates (and those below us) into account, and can have open and constructive conversations about shared responsibilities and goals that make everything in the house run smoothly
Covid-cautious: this means something slightly different to everyone, but in general, it means that you share some kind of orientation toward risk mitigation in catching or spreading Covid (and other communicable diseases) and are not averse to masking or testing when warranted
Curious nature: most people who have lived in this house have been graduate students with a lot of intellectual curiosity regardless of subject, and though we don't always talk shop, it's nice to be around people who generally like talking about ideas and tends to select well for considerateness
