(M) roommate sought in Belmont

Welcome to your new home in Belmont, near Cushing Square. My roommate is moving away on May 31st, and I’m looking for a respectful, responsible roommate to move into the second bedroom of this warm 3-bedroom, 1-bathroom apartment, which offers... comfort and convenience.
First floor of an owner-occupied 2-family house. Situated near Cushing Square and the 73 bus line to Harvard Square. Three full bedrooms with tiled full bath, spacious kitchen with walk-in pantries, hardwood floors throughout, and updated windows. Washer and dryer in the basement, along with storage space and gas heating. Side by side 2-car off-street exclusive use driveway for convenience. Available 6/1/26.
Rent is $ 2,900 per month (water is included in the rent), split evenly between the two tenants. Shared utilities (electricity and internet) vary by month. The landlord may require a first month's rent and a deposit to move in. He may also require a good credit score. No broker fees.
No smoking, no drugs, no loud parties, no pets.
In the pictures, you can see the third bedroom (currently used for workouts or occasional visitors) and the smallest bedroom (the one I currently occupy). For privacy reasons, the bedroom currently occupied by my roommate (the largest of the three) is not shown in the pictures.
Moving in date is June 1st, 2026.
Lease commencement is Sept. 1st, 2026, for 12 months. Roommate selection and confirmation are preferred by May 15th, 2026.
If interested, the roommate moving out can discuss you taking over his furniture, including the bed, work desk, drawers, and TV.

About me:
Professional (m) working remotely from home for a California-based biotech company. I work long hours during the week and need a quiet atmosphere. I like to cook, exercise, and relax on the weekends. Occasionally, during the weekend, bring over friends for dinner, board games, or TV/movies. I prefer someone who is clean, respectful, leads a calm lifestyle, and, most importantly, pays rent on time (this is a deal-breaker). Happy to chat and provide a virtual or in-person tour. Please text me here if interested. Only serious requests.

Neighborhood
Cushing Square is a cozy and historic neighborhood in the western Boston suburb of Belmont. With its large houses and dense canopy of trees shading the sidewalks, Cushing Square gives off a distinctly suburban vibe, amplified by the abundance of large parks and golf courses surrounding the community. A small cluster of storefront businesses at the intersection of Trapelo Road and Common Street provides residents with a one-stop shopping and dining destination close to home, featuring everything from a hardware store to a yoga studio to a Greek diner, and more.
The neighborhood’s location offers prime access to both Harvard and Tufts, with all of Boston just minutes away.
