2 Bed/2 Bath Apt in Arlington, MA, Starting July 1

Seeking a roommate for a 12-month lease renewal in a 2 Bed / 2 Bath apartment in Arlington, MA

July 1 move in (possibly can move in a week early).
I’ve been here for two years and plan to resign the lease ending June 30, but my roommate is moving...
for work. The apartment is listed as a 2 Bed / 2 Bath, and comes with a good-sized living room and extra room that can be used as an office (plus a bonus, unlisted bedroom currently being used as a guest room).

Your Portion of Rent (rent and utils already halved):
Currently $1362.50 + Wifi/Electric/Gas (Average over last two years is $212, range $70-422) (gas heating and AC unit cooling).
(Rent will increase for this next lease, but I expect it to be $1400 – waiting on confirmation)
All that will be due is First Month / Last Month. No Broker’s fee or additional fees.

Location:
5-7 minute walk to buses 87 and 93, 87 taking you directly to the Red Line in Davis Square.
10-15 minute walk to bus 77 and 88 which takes you through Porter Square/Harvard Square and Assembly, respectively.
Super close to the Mystic River and Mystic Lakes for nice walks, close to Stop & Shop and Arlington Center for shopping needs.

Living Arrangements:
Bedroom, private bathroom, extra room, kitchen, and living room on Floor 2; other two bedrooms and second private bathroom on Floor 3. Open to switching rooms/arrangement but I currently occupy Floor 3, and my current roommate has the bedroom, bath, and extra room on Floor 2. I have two (well-behaved and super cute) cats! So please don’t be allergic as they are cuddly! You’ll need to provide a credit report and proof of income.

Other Features:
Mostly furnished common spaces with everything in the attached photos belonging to me. Extra storage closets in living room.
Dishwasher, big pantry, and lots of cabinet space.
Free storage in the basement.
Free parking in the lot behind the house.
Pay-to-use laundry in the basement ($2-2.50 per wash and per dry).
Very quiet and safe neighborhood with an elementary school just down the road.

About Me:
Quiet, friendly, respectful, gay dude in my early 30s, postdoc at MIT studying astrochemistry. Usually work 7-4 and mostly keep to myself or am out adventuring on the weekends hiking or playing Stonewall Sports. Gamer, crocheter, plant collector, and book nerd too!
